Industrial

 

Industrial real estate has seen dramatic changes in recent years with the explosion of e-commerce and other forces driving industrial users to locations closer and closer to population and employment centers. We have experience with a wide variety of industrial properties, from small owner/user warehouses to Class A distribution centers, cold storage and specialized manufacturing facilities.


Office

 

The office market has rebounded strongly in recent years after a significant downturn following the last recession. Our experience includes the whole spectrum from office condo units to large office parks, medical office buildings and Class A downtown office buildings. We also have experience valuing high-vacancy scenarios and properties proposed for renovation and re-positioning.


Retail

 

One the most dynamic sectors of our economy, the retail business is a constant proving ground for new concepts and business models. Understanding the value of retail real estate requires a strong grasp of market analysis and the economic fundamentals that allow different types of businesses to succeed at a given location, a keen sense of each location’s potential, and a finger on the pulse of investor expectations. These tools are as applicable to appraisals of small strip retail centers as they are to single-tenant net leased assets, boutique retail properties or regional malls.


Multifamily

 

Our region has seen dramatic population growth in recent years, and we’ve seen strong growth in the number of renter households, with especially rapid growth among renters under age 55. We have broad experience in the appraisal of apartment properties, from small eight-unit buildings to large multi-building apartment communities. We also have extensive experience in the valuation of proposed residential and mixed-use luxury condominium projects.


Lodging

 

The tourism sector has historically been an important engine of the South Florida economy, with the Miami hotel market consistently ranking among the top 5 in the nation. Our stock of hotel properties includes not only chain-affiliated hotels of all types, but also a diverse and unique mix of boutique properties and resorts. We have experience in the appraisal of a wide variety of lodging types, from historic Art Deco properties on South Beach to large beachfront resorts in the Keys.


Vacant Land

 

The valuation of vacant land requires an understanding of the economic forces that make different uses feasible to develop at a given location, and a judgement about which use is likely to be most profitable. Vacant land is a blank slate, and valuing it requires imagination as much as knowledge and skill. We have experience appraising commercial, industrial and residential land of all types, from small plots to urban land assemblages to large tracts master-planned for mixed-use development.


Special

 

Commercial real estate comprises a vast array of property types, each with unique physical and economic characteristics. In addition to the main asset classes noted above, our experience includes specialized automotive-related properties such as lube shops, car washes, C-store/retail fuel properties, auto dealerships and parking garages, and also special purpose properties such as religious facilities, schools, mortuaries, marinas and specialized medical facilities.
